Speaking with a lender and obtaining a pre-approved is one the very first step of  home buying. It allows  you  to know how much you can borrow, and afford.  Knowing your home buying budget allows you to make sure you are looking at the right homes! 

A good lender will also walk yo through the whole process and break down all the fees and cost assocaged with buying a home 

Finally, being pre-approved for a mortgage demonstrates that you are a serious buyer to both your real estate agent and the person selling their home. Most real estate agents will require a pre-approval before showing homes.

When you connect with a lender, they are required to provide an estimate of costs. Refer to our Understanding Closing Costs article to see a description of those costs.

Each buyer is different and have different needs on how quick they need to be in a new home.  The pending process though takes 30-45 days from the day an offer is accepted to day of closing. A cash deal can normally be closed in about 10 days. 

As many as you need to… Some buyers end up writing an offer on the first home they walk into.  Some will see many more.  Depending on the current amount of home inventory there might not be a bunch of homes to see in person.   With modern technology obtaining detailed photos, floorplans, and information about the home& the area are easier than ever.  

Sellers Market: increasing demand for homes drives up prices. Such as – Economic factors, favorable interest rates & low inventory.

Buyer’s Market: The opposite of a seller’s market is when there are more homes for sale than are buyers in the market to buy. A home will normally sit on the market longer and the seller is more willing to negotiate on price, inspection, or other items to get the deal closed. More than 5 months inventory is a typical Buyer’s market

As you are doing your research you have found there are multiple ways a real estate agent works to protect your best interest. We will provide data through a buyer market analysis to show the estimated value compared to homes sold over the past 12 months, This will allow you to make an educated decision as you are putting together a reasonable offer to submit.

Earnest money is a check from the buyer to the seller (held by the Listing Broker or Title Company) as a sign of good faith to close on the home in the time period outlined in the Purchase  Agreement.  It is normally 1% of the purchase price. The check is cashed and returned to the buyer at closing. It is one of a few times during the buying process money is spent before closing.  If a buyer walks away from a deal for no legitimate reason, sometimes the Earnest Money is kept by the seller.  This is a case-by-case scenario. 

100% Yes! Most loans do not require an inspection anymore, but it is still very recommended to have a wide scope of inspections performed on one of the largest investments you will make.  Even when b buying a home “As-Is” you still have the ability to do an inspection.  The inspector will look at things that might not be present in a normal home showing.  

Yes! It insures the home is in the same or better condition than when you wrote the offer.  It also is a chance to double-check on repairs that might have been fixed by the seller or contractor.  They are normally don’t right before closing or the day before.
